Every August, the same pattern shows up in our call logs. Alongside the storm calls and the sewage backups, there is a steady stream of homeowners describing the same mystery: a brown stain spreading across a ceiling, water dripping from a hallway air vent, a musty smell nobody can locate. No storm, no burst pipe, no obvious cause.
The cause is almost always sitting in the attic or a utility closet, and it has been working perfectly all summer — which is exactly the problem. It is the air conditioner, and late summer is when its drain system fails.
This is the most common water damage source that homeowners have never heard of, and unlike a pipe burst, it announces itself slowly, after the damage is already done. The good news: it is also one of the most preventable losses in our entire industry, and the prevention takes about ten minutes. Here is how the whole thing works.
Your Air Conditioner Is a Water Machine
Cooling air is only half of what an air conditioner does. The other half is dehumidification: as humid indoor air passes over the cold evaporator coil, moisture condenses out of it — the same way a cold glass sweats on a summer day. During a humid tri-state August, a typical residential system pulls 5 to 20 gallons of water out of your air every single day.
All of that water lands in a shallow drain pan under the coil and exits through a single narrow pipe: the condensate drain line, usually a ¾-inch PVC pipe that runs to the outside of your house or to a nearby drain. When everything works, you never think about it. Twenty gallons a day, silently disposed of, all season long.
Now consider where that equipment usually lives. In most of the housing stock across New Jersey, New York, and Connecticut, the air handler sits in the attic or on an upper floor — directly above finished living space. Which means the entire cooling season, there is an open pan of water suspended over your bedroom ceiling, protected by one narrow pipe staying clear.
Why Late Summer Is When It Fails
The condensate line does not clog on day one. It clogs after months of continuous runtime, and the mechanism is biological: the line is dark, wet, and warm — ideal conditions for algae and bacterial slime to grow on the pipe walls. Every week of summer operation thickens the buildup. By August and September, after the heaviest cooling months of the year, lines that were clear in June are at their narrowest, right when daily condensate volume is at its highest.
When the line finally blocks, the pan fills in hours. Newer systems have a float switch that shuts the AC down when the pan rises — which is why “my AC keeps shutting off for no reason” is often the first symptom of a condensate problem, and a genuinely lucky one. Many older installations have no float switch, or a failed one. Then the pan simply overflows, and 5 to 20 gallons a day starts soaking into whatever sits below: attic insulation, ceiling joists, drywall.
The other late-summer failure mode is condensation on the outside of the equipment: when ductwork or refrigerant lines are poorly insulated, peak humidity makes them sweat continuously, dripping into insulation and framing week after week. Slower than a pan overflow, but the same destination.
What the Damage Looks Like (By the Time You See It)
Here is what makes condensate damage different from a burst pipe: it is slow and hidden. A pipe burst dumps water fast and gets discovered fast. A condensate leak drips into an attic for days or weeks before the first visible sign appears. Watch for these, especially between now and the end of cooling season:
- A ceiling stain below the air handler or along a duct run — often a tan or brown ring that grows week to week
- Water dripping from a ceiling air vent, or streaks below one
- A musty smell near supply vents or in rooms below the attic — frequently the first sign of hidden mold on wet insulation or drywall
- The AC shutting off repeatedly — a tripping float switch is your system telling you the drain is blocked
- Standing water or rust around the indoor unit in a closet or basement installation
- Sagging or soft ceiling drywall — a late-stage sign; keep out from under it and call immediately
That musty smell deserves emphasis. An attic in August is warm; add continuously wet insulation and you have textbook mold growing conditions, on the 24-to-48-hour timeline that applies to any water loss. The 10-Minute Check That Prevents Almost All of It
This week — genuinely, this week, while the heavy cooling season still has weeks to run — do this:
1. Find the condensate line’s exit point. It is usually a small PVC pipe emerging near your outdoor unit or from an exterior wall. On a humid day with the AC running, it should be dripping steadily. A dry pipe on a humid day is your single clearest warning sign — the water is going somewhere, and it is not outside.
2. Look at the drain pan. At the air handler, check the pan under the unit. It should be essentially dry. Standing water means the drain is already slowing; rust stains or mineral rings mean it has overflowed before.
3. Flush the line. Most systems have a small vented tee or access cap near the air handler. Pour a cup of plain white vinegar down it to kill algae growth. Doing this once a month during cooling season is the cheapest water damage prevention in this entire blog’s history.
4. Confirm you have a working float switch. If your system is older and you are not sure, ask your HVAC tech at the next service — it is an inexpensive add-on that turns a flood into a shutdown.
5. Scan the ceilings below the unit. Thirty seconds with your eyes up, once a week through September. You are looking for the stain while it is small.
If You’ve Found the Stain: What Happens Next
If you are reading this because the stain is already on your ceiling, here is the honest picture. Shut the system off at the thermostat to stop the water source — the leak only runs while the AC runs. Then resist the most common mistake we see, which is painting over the stain once things seem dry. The stain is the last stop of the water, not the extent of it.

By now you know our pattern: every water source comes with an insurance catch, and this one is no exception. Homeowners policies generally cover water damage that is sudden and accidental — a pan overflowing and soaking a ceiling over a day or two typically qualifies. What policies generally exclude is gradual damage and lack of maintenance — a leak that visibly ran for months, or damage an adjuster attributes to long-term neglect of the system.
Read that again, because it makes early detection a financial issue, not just a practical one: the same leak can be covered or denied depending on how quickly it was caught and how well it was documented. A homeowner who spots a fresh stain, shuts the system down, photographs everything, and calls for mitigation immediately has a strong claim.
