Two Separate Water Damage Claims in One Jackson Township, NJ Home

One property, two unrelated plumbing failures, two individual water damage claims. Restorian responded to this Jackson Township home after the homeowners experienced two separate losses: an improperly secured bathtub plumbing connection leaking through the ceiling below, and a broken refrigerator supply line that sent water through the kitchen floor assembly into the finished basement. Each loss required its own inspection, documentation, mitigation scope, and drying plan, both coordinated with Progressive as individually documented claims.

Project Overview

Location

Jackson Township, Ocean County, NJ 08527

Loss Type

Two unrelated losses: (1) improperly secured bathtub plumbing leaking into the ceiling below, (2) broken refrigerator supply line migrating through the kitchen floor assembly into the finished basement

Services

Leak documentation, plumbing repair coordination, moisture mapping, ceiling and wall demolition, perimeter flood cuts, basement flooring removal, structural cleaning, commercial drying

Insurance

Progressive (two individually documented insurance claims, same carrier)

Status

Complete. Mitigation and drying verified on both claims, reconstruction arranged separately by the homeowner

The Situation

Claim 1: Improperly Secured Bathtub Plumbing

A plumbing line connected to the upstairs bathtub had never been properly fastened. Water escaped from the connection, entered the floor and ceiling assembly, and began dripping through the ceiling below. Restorian documented the active leak and affected ceiling area, protected the flooring and finished surfaces below, coordinated the repair and proper securing of the bathtub plumbing, inspected the ceiling and surrounding cavities for hidden moisture, identified the affected drywall, insulation, and framing, opened or removed damaged materials where necessary, and dried the affected ceiling assembly once the plumbing was repaired.

Claim 2: Broken Refrigerator Supply Line

The second and more extensive loss originated from a broken refrigerator water supply line near the kitchen. Water migrated through the surrounding floor and ceiling assemblies before reaching the finished basement below, requiring a full mitigation scope of its own.

Our Response and Scope of Work

  • Protection and moisture mapping: Access routes and unaffected flooring protected, with moisture mapping throughout the kitchen and basement.
  • Ceiling and wall demolition: Affected ceiling drywall removed to expose the floor joists and concealed cavities, wet insulation and non salvageable materials removed, and affected wall sections opened to expose wet framing.
  • Perimeter flood cuts: Flood cuts completed around the basement perimeter, with baseboards and water damaged lower drywall removed.
  • Flooring removal: Damaged basement flooring removed down to the concrete slab.
  • Structural cleaning: Exposed framing, slab, and structural materials cleaned in preparation for drying.
  • Commercial drying system: A commercial dehumidifier installed to remove moisture from the air, with multiple air movers positioned across the kitchen and basement and airflow directed into the opened walls, ceilings, and floor assemblies. Moisture levels monitored until the remaining materials reached dry standard.

The Result

The exposed ceiling joists, wall framing, concrete slab, and open cavities allowed the drying equipment to reach moisture that would otherwise have stayed trapped behind finished materials. Because these were two completely separate losses with different sources and affected areas, each claim received its own documentation, mitigation scope, equipment plan, and drying verification. Both mitigations are complete and verified dry, with the full documentation submitted to Progressive, and the homeowner chose to arrange the reconstruction phase separately.

Dealing with a leak in Jackson Township? Our water damage restoration team serves Jackson and all of Ocean County, and we answer 24/7. See our other Jackson Township project: Burst Pipe Water Damage Restoration.

Yes. When two unrelated plumbing failures cause damage in different areas, each is a separate loss with its own cause, scope, and documentation. On this Jackson Township project, Restorian documented and mitigated a bathtub plumbing leak and a refrigerator supply line failure as two individual Progressive claims.

A broken refrigerator supply line runs continuously under pressure and can send water through the kitchen floor assembly into the ceiling and rooms below. In this Jackson Township home it reached the finished basement, requiring ceiling removal, flood cuts, and flooring removal down to the slab.

Water trapped between flooring and the slab cannot be dried from above. Removing the damaged flooring exposes the slab so it can be cleaned and dried and prevents moisture and microbial growth from developing under new finishes.

Yes. Restorian offers full service mitigation and reconstruction, but homeowners can also use us for the mitigation and drying phase only, as on this Jackson Township project, where both losses were mitigated, verified dry, and documented for the carrier before the homeowner arranged reconstruction separately.
