Fire Sprinkler Line Break Water Damage Mitigation in a Four Story Apartment Building in Waldwick, NJ

One misplaced drill caused a major multi floor water emergency. A new tenant mounting a television on the fourth floor of this Waldwick apartment complex drilled into a concealed, pressurized fire sprinkler line. The high volume discharge traveled through floor and wall assemblies into the apartments below, affecting three units and the common hallways. This case study documents Restorian’s floor by floor mitigation response, from initial assessment through controlled demolition, cleaning, and commercial drying.

The Situation

Floor by Floor: What We Found and What We Did

Fourth Floor: Source Unit

The orange fire sprinkler piping visible inside the opened wall identifies the source of the loss. The affected wall was opened to expose the sprinkler line and surrounding cavity, water damaged wall materials and insulation were removed, the affected flooring was removed throughout the unit, the exposed subfloor and structural materials were cleaned and prepared for drying, and concealed areas were opened so trapped moisture could escape.

Third Floor: Heavily Affected Unit

Water migrated through the fourth floor assembly into the ceilings and walls of the apartment below. Extensive ceiling drywall was removed, affected wall sections were opened to the framing, wet insulation and non salvageable materials were removed, double layer drywall and insulated cavities required additional demolition, and plumbing, electrical components, framing, and ceiling cavities were fully exposed for inspection. Remaining finishes and kitchen components were evaluated individually for salvageability.

Second Floor: Heavily Affected Unit

The water continued downward into the second floor apartment, affecting additional ceilings, walls, flooring, and bathroom areas. Damaged ceiling and wall materials were removed, wet insulation was taken out of concealed cavities, affected bathroom and living area assemblies were opened, exposed framing was cleaned and prepared for structural drying, and commercial drying equipment was positioned throughout.

Our Response and Scope of Work

  • Documentation and moisture mapping: Source and extent of the loss documented, with moisture mapping performed across every affected level, unit, and common area.
  • Tenant and contents coordination: Access coordinated around tenants and personal belongings, with contents protected and relocated where necessary.
  • Verification openings: Openings made to inspect concealed cavities and confirm the true extent of water migration.
  • Controlled demolition: Affected baseboards, drywall, ceilings, insulation, and flooring removed, including access to wet materials behind kitchen cabinetry.
  • Structural cleaning and air scrubbing: Exposed framing and structural materials cleaned, with HEPA air scrubbing equipment run during demolition and cleaning.
  • Commercial drying system: Eight commercial dehumidifiers distributed throughout the affected apartments and hallways, with air movers positioned to accelerate evaporation from exposed materials, and moisture readings monitored and equipment adjusted throughout the drying process.

The Result

Simply drying the visible surfaces would not have addressed the water trapped behind double layer drywall, insulation, flooring, and other concealed assemblies. A coordinated floor by floor response, extensive controlled demolition, professional drying equipment, and continued moisture monitoring brought all three units to verified dry standard, and reconstruction of the affected apartments is now underway.

Managing a water loss in a multi unit building? Our commercial restoration team serves property managers and building owners in Waldwick and all of Bergen County, and we answer 24/7.

Restorian LLC provides commercial water mitigation for apartment buildings, multi unit residential properties, and commercial facilities in Waldwick and Bergen County, NJ, including tenant coordination, floor by floor moisture mapping, controlled demolition, and commercial drying.

Fire sprinkler lines are pressurized and release a high volume of water immediately. In a multi story building the water travels downward through floor and wall assemblies, so units below the source and the common hallways are commonly affected, as happened on this Waldwick loss.

Usually not. Double layer drywall assemblies and insulated cavities trap water that cannot be reached by drying equipment from the surface, so the affected sections have to be opened or removed to release the moisture and dry the framing.

It depends on the number of affected units and cavities. On this three apartment loss, Restorian distributed eight commercial dehumidifiers across the units and hallways plus air movers directed into every opened assembly, with equipment adjusted daily based on moisture readings.
